1. 审核和监督财务部的日常收付款基础工作,保证资金安全。
2. 组织制定财务管理制度以及内控流程等有关规定,并监督执行。
3. 组织制定年度财务部门计划,并有效实施、总结和反馈。
4. 负责编制公司财务月度、年度公司资金预算报告,并分析预算和执行差异。
5. 全面负责工程项目实际发生业务会计核算以及成本分析工作,按月出具内部财务报告。
6. 配合公司总经理完成项目融资工作,熟悉土地抵押贷款以及项目融资流程。
7. 掌握房地产行业税收政策,组织做好公司税务核算、申报和纳税工作。
8. 积极有效地独立配合审计公司财报审计以及税务审计工作。
任职要求
1. 财务相关专业本科及以上学历,具备会计师中级及以上职称,掌握会计核算电算化工作,熟悉 SAGE PASTEL 财务软件者优先。
2. 五年以上房地产开发公司财务工作经验,三年以上房地产公司财务管理经验,有海外房地产行业财务管理经验者优先。
3. 英语CET-4及以上,口语流利。
4. 熟练掌握工程开发行业税收政策以及申报、缴纳等相关工作流程。
5. 具备工程行业融资能力,并且有过成功经验。
6. 良好的组织、协调、沟通能力和团队协作精神,能承受较大工作压力。
薪酬待遇
1. 薪资:面议。

3. 劳动合同周期为3年(可续签),合同期内工作每满1年可带薪休假36天,往返的国际机票由公司购买。

Job Description
1. Review and supervise the Finance Department’s daily payment and receipt operations to ensure the security of funds.
2. Develop financial management systems, internal control processes, and related regulations, and supervise their implementation.
3. Organize and execute the annual financial department plan, including effective implementation, summary, and feedback.
4. Prepare monthly and annual company financial budget reports and analyze variances between budget and execution.
5. Oversee accounting and cost analysis for real estate project transactions, providing internal financial reports on a monthly basis.
6. Assist the General Manager in project financing tasks, with expertise in land mortgage loans and project financing processes.
7. Ensure compliance with tax policies in the real estate industry, organizing tax accounting, declarations, and payment processes.
8. Independently and effectively cooperate with external auditors for financial and tax audits.
Requirements
1. Bachelor’s degree or above in Finance or a related field, with intermediate or higher accounting qualifications; proficiency in computerized accounting. Experience with SAGE PASTEL financial software is preferred.
2. Over 5 years of financial experience in real estate development companies, with at least 3 years in financial management roles. Overseas experience in the real estate sector is a plus.
3. Proficiency in English (CET-4 or above) with fluent spoken English.
4. In-depth knowledge of tax policies and processes related to the real estate industry, including tax declarations and payments.
5. Proven expertise in financing within the real estate sector, with successful cases.
6. Strong organizational, coordination, and communication skills, as well as excellent teamwork and the ability to handle high-pressure work.
Compensation and Benefits
1. Salary: Negotiable.
2. Performance bonuses for outstanding achievements.
3. Contract period: 3 years (renewable). Employees are entitled to 36 days of paid annual leave per year, with round-trip international airfare provided by the company.
4. The company provides meals, accommodations, and assistance with obtaining visas and legal residence permits for overseas work.
